The summer months are the best time to sell, according to a recent ATTOM Data Solutions analysis of more than 28 million single-family home and condo sales from 2011 to 2018. In fact, 19 of the 20 days with the highest seller premiums occur during May and June!
And for the second year in a row, June 28 is the best day to sell, with sellers realizing a 10.8 percent premium over the average selling price.
What does this mean for you?

How to make the most of your home sale

If you’re aiming to set off during the hottest time of year, you want to put your best foot forward. Your home will sell for the most money when it looks its best.
Whether you’re selling a rental you no longer want to own or a private residence, you need To keep it as clean as possible and as little clutter as possible. Buyers walk into a home looking for a home they can make their own – and a dingy, cluttered mess is not what anyone’s dreams are made of.
Of course, this is easy to accomplish when it is your private residence. But unless you’re renting to Mr. Clean, your tenant is going to need some help—and encouragement—to clean and keep your rent in good shape.
Consider hiring a cleaning service for as long as the home is on the market. The benefits may far outweigh the costs.
Offer your tenant a rent discount or credit for accepting the showings. If you are not living in the house, you are not being inconvenienced. Let them know that you are aware of the disruption and that you appreciate their sacrifice.

Have you ever pulled up a house, looked on the outside, and said, “No chance!”
(I’ve only done it once: The Denver-area home is perched on top of a 50-foot hill, complete with a driveway that would be impassable in a snowstorm.)
Most investors don’t care about the outside – they will still go in. But home buyers who are planning to stay in the house can be put off that easily. Give them Zero Reasons to drive without stepping on the door making the exterior look amazing.
A few dollars spent at the local plant yard can yield yield huge Result. Petunias are brightly colored and easy to grow. They love sunny places. Grab a couple and put them in a pot near the door. If your out of doors area is shady, try Impatiens.
Grass is a great way to add interest to your yard, and some varieties can get really big. I love purple fountain grass, a pop of color combined with a low-water plant that’s nearly impossible to kill.
Neat and clean wins out over barren and boring, so even a few pops of color in the yard can pay off big.
Don’t forget the front door! Contrasting, brightly colored front doors are a big trend right now (think yellow, green or even red).

Your home will sell faster and for a higher price when people can actually come inside and see it. When it’s your home, it’s easy. Just plan to get out of the house at a moment’s notice. But when you are asking your tenant to open your house, it is not that simple.
Arrange time blocks with them so they can plan to go out. Coordinate with them about their schedules so that they are not overly inconvenienced.
