The cost of a typical home inspection is minimal, a report looking at financial liabilities can reveal. Home inspections can range between $200 and $500; However, on average, they cost $340. This is an optional expense that is generally not included in closing costs.

The price of a home inspection largely depends on the size of the home. Many professional inspectors charge based on square footage to calculate the amount of time and effort the inspection will require.

A home inspection of 1,000 square feet or less can cost around $242. Inspections for homes that are closer to 2,000 square feet can cost about $290, while homes that are closer to 3,000 square feet can cost about $323 to be inspected. Finally, multi-family homes that are larger than 4,000 square feet can have service costs in excess of $420.

Be aware that inspectors often charge for the square footage of basement and attic areas. If these locations are not shown on the stated square footage of the home, you may end up paying more than you expected. Before getting started it’s a good idea to ask how your home inspector defines total square footage.

The cost of a home inspection also depends on the age of the home. Inspectors are well aware of the quirks and hazards of older homes, but they can take longer to investigate. Ventilation and piping in older homes may require more attention and may be more difficult to access.

The layout of the home can also contribute to whether inspections are more or less expensive. Modern homes with open-concept layouts cost less to be inspected, while older homes with crawl spaces cost more.

Past renovations can also create headaches for inspectors. Unique problems can arise if the home is built to different codes, or if the electrical system has faulty wiring.

Finally, you can expect a longer and more expensive inspection if the home has distinctive features. A septic system, a swimming pool, significant tree canopy, or a sloping grade toward the home will require special attention.
