I’ve said it before, and I’ll say it again: Vacant land Real estate is one of the world’s most overlooked and misunderstood investments.
Thank you for reading this post, don't forget to subscribe!Whenever I tell people that I specialize in buying and selling land, I get Very blank stare. There seems to be a widespread (and incorrect) belief that vacant land is a “weak” or wasteful investment because:
- There is no income from this.
- It just sits there, and nothing happens.
- it is flat boring.
This is an unfortunate misconception because the truth is that vacant land is capable of generating some serious cash flow. That’s why it’s one of the best investments on earth hands off nature And Multifaceted talent.
10 reasons to invest in land
I love the fact that the ground just sits there, nothing else happens.
The simplicity and stability of owning the right piece of land, bought at the right price, far outweighs the problems with every other type of real estate. If you have overlooked raw land as a viable investment opportunity in the past, you need to take a few minutes and get educated about 10 rock-solid reasons why you should be investing in land!
1. You don’t have to do with empty land anything for property.
Forget construction! Forget Repair! You don’t need to be an expert or know anything about how to rehab a property. In most cases, all you need to know is: “Is the property suitable for what I want to use it for?”
By the time someone else can put the land to the highest and best use, a major part of the battle is already won.
2. Raw land is a “hands-off” investment.
Are you smart enough to deal with problem tenants? What about clogged toilets, insects, mildew, lawn care, leaky roofs, burst pipes, broken furnaces, and the hundreds of other issues that people with their own buildings have to deal with?
vacant land is not included anyone Of those things Once you buy it… it sits there, it behaves on its own, nothing happens.
3. Statistically, owners of vacant land are highly motivated to sell.
Why? Because vacant landlords (by default) are always absentee owners. when the person does not live inside (or even near) the property they are trying to sell; There is less of an “emotional connection” because it is not their primary residence. In many cases, you will find that these sellers are willing to sell their land for pennies on the dollar- simply because they do not live near it or it is not generating any income for them (because they do not know how to optimize Do their land correctly). As a result, they are very apathetic about it.
Find these people, and you’ll find some incredible deals.
4. The land is with the investors far less competition to deal with.
Are you tired of the tough competition on every property you try to buy? Are you tired of bidding on every good deal you’ve been lucky enough to snag?
Well, guess what… there is very little competition in the world of raw land investing. Most real estate investors set their minds on things like homes, apartments, and commercial property because that’s what everyone else is doing. They do not understand the best benefits of the land, and this can do Play to your advantage!
5. Land investors call their shots.
When you buy vacant land the right way, it’s easy to buy each property with your own cash and avoid dealing with banks and mortgage companies altogether. When I started as a land investor, I had $3,000 to my credit.
And till date I have never had to borrow money from the bank. Sometimes.
While you know where to look for great deals on land, your business requires minimal start-up capital to get up and running.
6. When you learn how to research properties effectively, you can buy and sell vacant land properties without visiting them in person.
A few years ago, I bought and sold a parcel of land that was worth a lot $44,000, The whole process took me five months from start to finish. Till date I have not seen this property with my own eyes. Everything was done virtually, using tools available free online to you and me.
Remember, the beauty of a wasteland is that it doesn’t have any structure. This means the inspection process is straightforward—and if you do the right research, you can easily buy their properties without visiting them in person.
7. Add seller financing to the mix and expand your income potential.
When you combine vacant land with the power of seller financing, it’s a match made in heaven. This could open doors to find many more buyers as most banks are hesitant to lend money on vacant land. Due to the lack of “easy money” financing for vacant land properties, land investors can use this to their advantage by charging higher interest rates than the market, and many will gladly pay it.
Seller financing is also a great way to create multiple streams of passive income. Properties sold this way can operate like rental properties, but with virtually none of the typical headaches the latter are known for.
8. Owning land as a long-term investment is very cheap.
When you buy a piece of land for the right price, there’s no mortgage to pay, no utility bills to pay, the cost of property insurance is nominal (if you have it at all), and the property Taxes are incredibly cheap. If you want to park your cash somewhere and forget about it, then vacant land may be the investment vehicle you’ve been looking for.
9. Land gives peace of mind to its owner.
Think about it: Land is a long-term, tangible asset that doesn’t wear out and doesn’t depreciate. Nothing can be broken, stolen or destroyed.
Putting all these benefits together your ability to buy it at no cost… and can you think of a better combination?
10. They’re not making any more of it.
Most people don’t think of vacant land that way, but the reality is that land is a precious resource in limited quantities. Especially when you buy land in the way of development, you will find yourself with a limited asset that many others want to get their hands on. Stocks, bonds, mutual funds, and 401K’s all make sense in certain scenarios… And so does the land.
If you go into it with the intention of holding the right asset for the long term, it makes far more sense (and can be much more profitable) than any other retirement vehicle.
