All reputable agents should only work with qualified buyers who’ve shown proof of affordability prior to scheduling an appointment. Agents must be present the entire time during the showing appointment. Many luxury home showings, require the listing agent to be present or see the proof of funds before granting access to the property.

During our consultation I will ask you what you are willing and able to do, if any repairs are needed.

Repairs could be required for the buyer to obtain financing, in order to close on the home.

As a seller you must disclose any known defects with the home to potential buyers.

The closing company (lawyer, title company or broker) will give you the estimated numbers - pre offer and post offer acceptance. We also can refer to a seller net sheet,  prior to listing the home.

Yes of course! We can discuss terms, ideas, and concerns at any point!! Preferably at the initial consultation to sell your home!

I work with many buyers; the home may or may not be for them specifically, or it could be the home of their dreams. If, the latter occurs, to be that it may be the perfect fit; In Colorado I can only represent one side or be a transactional broker; which means you will negotiate your own terms and I can “assist both parties” with no interest or representation of either side. I will only help facilitate the deal, but you both work out your own deal/negotiation. Another option is that my broker will assign someone else to assist the buyer, and I will represent you only (the seller) in the transaction.
