I mention all the fees in my homebuyer’s consultation packet/guide. But expect to pay for:

-Home inspector and additional inspection costs of your choosing
-Appraisal
-Realtor or lender fees
-Title company or lawyer
-insurance
-costs of moving
-possible repairs
-signing up for new utility services with companies you’re not currently with

You get approved by submitting required information and documents to a lender of your choice. Also, you need to be in good financial standing with mostly all institutions and creditors, no late payments within last 12-24 months and have a score of 580 and above. 580 credit score will not get you the best deal on a home loan for an interest rate and/or down payment terms, however everyone’s situation and/or lenders are different. Some lenders do not care if you have a low credit score as long as you do not have any late payment for the past 12-24 months. ***This information is subject to change and varies from lender to lender, buyer to buyer*** Please refer to your preferred lender or financial institution for their terms and conditions.

LENDER, LENDER, LENDER, I can offer you mortgage calculators, estimates, guidelines and examples. However, the bottom line and numbers come from your mortgage consultant. I’m experienced and will give you my advice based upon experience of the market and advocate for you when dealing will them, BUT that is their area of expertise and they are the professionals that get the funding done dealing with the underwriter, NOT ME!

Due to so many factors of purchase price, budget, loan type, debt to income ratio, interest rates, property taxes, credit, location, insurance down payment and closing costs factors that could impact payment please complete an application with a lender/ mortgage consultant to arrive at payment and funds needed to buy.

Short Version:
Your debt should not be more than 40% of your income; of that debt only 32% should be your house debt. You need money saved for the down payment, closing costs and other factors. Down payment costs can range from 0-20% depending on financing type and other qualifications.

The Multiple Listing Service Website provides up-to-date information for every home on the market. I constantly check the New on Market list so I can be on the lookout for my clients. I will get you this information right away, the way that is most convenient for you; by phone and/or email. Please try not to review homes on Zillow as they are typically inaccurate or not current. I will send you the best app or search tool to use for your home search. Due to the current market its important you search multiple times of the day as well, because new listings can come on the market at any time of the day.

I will keep you informed of all homes. I want to help you find your dream home, which means I need to stay on top of every home that's available on the market. Furthermore, I have access to every home on the market for sale offered by any broker and I have access to off market deals as well.

You can seek professionals on your own through research and I can provide you with recommended vendors that myself or my colleagues recommend or have worked with.

**You choose who you want to work with at your own discretion. **

I will advise you on possible issues or consequences based upon circumstances and terms of the signed ratified contract. However, it is possible if we are not within contingency or contract terms, for you to forfeit your EMD (earnest money deposit) or be sued for specific performance.

A ratified contract is legally binding for both parties, please consult with an attorney if you have questions or concerns.

Yes, I work with most builders. I work along side them while representing you in order to help negotiate terms on your behalf. On your first visit with the builder, I will accompany you. 

Remember, the builders representatives and in house sales agents work within the best interests of THE BUILDER & COMPANY. You still need proper representation that advocates for you, on your behalf, and knows the process - so you still can get a great deal with the builder!

Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving the commission. If you see a FSBO and want the advantages of my services, let me contact the owner for you and make an appointment. Most times the homeowner will work with an agent, even though their home is not listed, since the agent is introducing a potential buyer to their property. Most FSBO are overpriced, so it’s best to let me check it out and contact owner first. Furthermore, if seller refuses to pay a commission or flat fee, you will be responsible.

Usually, we can notify the seller and schedule a convenient time to visit the property again, with the owner’s permission. Most times we will revisit only during inspection processes and at the final walk through.

Don’t celebrate just yet, things can happen during the process, we need to get through the inspection and financing period. If everything goes well then it will be time to celebrate once we have gotten the clear to close email from the lender!!
